Manchester Affordable Housing Turned Over for Occupancy

The Residences at Chestnut project continues to progress quickly, with the first building – providing 44 affordable units – now completed and occupied in Manchester, New Hampshire.

Construction began in December 2023 as a collaborative effort between Lincoln Avenue Communities, Market Square Architects and PC Construction. Located in Manchester’s Central Business District, the 160,000-square-foot multi-family development features two mid-rise buildings offering a total of 142 income-restricted studio, one- and two-bedroom apartments. Of these, 30 units are reserved specifically for Veterans and their families, reinforcing the project’s commitment to supporting many community needs.

Financing for the $47 million project was made possible through the New Hampshire Housing Finance Authority, supported by Low Income Housing Tax Credit (LIHTC) and 10 other public funding sources – a testament to the power of strategic partnerships in addressing housing challenges.

Within a month of substantial completion, 90% of the first building’s units were already under rental agreement, clearly demonstrating the overwhelming demand for affordable housing. Across the nation, the shortage of affordable housing continues to impact families and individuals striving for stability. Projects like this are essential infrastructure, providing not just shelter but opportunity, dignity and community.

We are excited to wrap up the second building by summer 2026, bringing to fruition a powerful example of what can be achieved when communities come together to prioritize accessible housing.

ABC Ski Day and Race a Win

Ski day? Just say the word and the majority of our New England team will be there. So, when we heard about the Associated Builders and Contractors New Hampshire/Vermont annual racing competition, we had to get involved. On March 10, a team of PC skiers hit the slopes of Waterville Valley Resort in New Hampshire. The event boasted some fierce competition, great camaraderie, and bluesky conditions. At the end of the day, PC came out on top with Director of Preconstruction Kurt Naser taking first place for the fastest NASTAR time for skiing while Assistant Superintendent Steve Voulo won first place for the fastest NASATR time for snowboarding!

Touch-a-Truck-or-Treat Event Turns Out Thousands

When I heard about the Touch-a-Truck-or-Treat event happening right across the street from our jobsite trailer on the Edgebrook Residences project in Merrimack, New Hampshire, I knew I wanted to be part of it. We rallied with Lynch Landscaping and it paid off! Last Saturday, thousands of thrilled children – all who were decked out in costumes – were able to closely inspect a few skid steers, a dump truck, a forklift, and a loader. We of course also brought along an arsenal of candy for the trick-or-treaters!

It was a great day, all focused on giving back to the community and the people who live, work and play in the Manchester area. Thank you to everyone who made the event such a success.

Construction of Edgebrook Residences Underway

PC is now underway with the construction of Edgebrook Residences, one of the latest housing properties for SMC Management Corporation. The new 319,000-square-foot residential facility is situated on a 26-acre site along the Merrimack River in Merrimack, New Hampshire. The four separate five-story buildings will house a total of 232 units and contain ground-floor parking garages. Work also includes the construction of a 5,000-square-foot single-story clubhouse featuring community spaces, a gym and office space.

With New England now thawing out from winter conditions, the foundations for Buildings 1 and 2 and the Clubhouse are in progress, as well as major earthwork activities and site utilities. As construction continues, the buildings will be completed on a phased schedule with final completion scheduled for summer 2022.

This is PC’s second project for SMC Management Corporation and comes on the heels of the recently completed Mill240 project in Lawrence, Massachusetts.
